North Carolina & South Carolina Land Broker

North Carolina and South Carolina land brokerage by Abe Mills, ALC

LAND EXPERIENCE BEYOND THE LISTING

Land requires a different kind of expertise.

Before focusing on real estate brokerage, I spent decades in construction, homebuilding and land development. That experience shapes how I evaluate land today—not simply by acreage and comparable sales, but by access, utilities, infrastructure, topography, development potential and highest and best use.

That perspective can be especially important when a property’s future use may be worth more than its current use. My job is to understand what the land can realistically support—and make sure that potential is considered before an owner makes a decision.

LAND EXPERTISE

Every property has a different story—and a different highest and best use.

Understanding the land itself is only the beginning. Access, utilities, zoning, surrounding growth, market demand and development feasibility can dramatically change how a property should be evaluated and marketed.

Latest Land Insight

Evaluating development land takes more than looking at acreage and price. I recently put together a practical guide covering access, utilities, topography, floodplain, zoning, highest and best use, and due diligence for development land in South Carolina and North Carolina.

FOR LANDOWNERS

Before you sell land, understand what you own.

The value of land isn’t always obvious from acreage and recent comparable sales. Access, utilities, zoning, surrounding development, assemblage potential and highest and best use can materially affect what a property may be worth—and how it should be marketed.

Own land in South Carolina or North Carolina? Start with a land evaluation.

Before making a decision, I believe a landowner should understand both the property’s current value and the opportunities that may be hidden in the land.
